1. Determine at what PRICE you can afford to buy.  Meet with a LENDER to get pre-approved before you begin looking for a home.  This can save you a lot of time later.   Often, a seller will look at your offer as more serious, and you as a cash buyer.  This puts you in a strong negotiating position.

2. Consider your TIMELINE.  When do you want to move?  It can take 2-3 months to complete the process.   Once you have found the “right” home for you/your family, there are still things to be done.  Such as an appraisal, home inspection and final financing requirements just to name a few.

3. What FEATURES, BENEFITS, and LIFESTYLE are you looking for in a home?  Is there a specific LOCATION that fits you/your family?  What activities are of interest?  Knowing these things will reduce the time it takes to find that special property.  Your time is valuable so consider what’s most important.

4. Learn about the benefits of working with one sales agent.  Signing a BUYER BROKERAGE AGREEMENT will provide protection for “all things confidential”, not to mention the sales agent will help you put together a strategy for negotiating the best terms and conditions for your purchase.

5. Ask your realtor for a BUYER PURCHASE PACKAGE.  It includes information about the buying process, company, sales agent, market conditions, financing alternatives and other important things to consider.  This is a valuable resource, sure to assist you with your buying experience.
